The Villa at Naiko at the Bluff is a contemporary coastal retreat designed by Max Pritchard Gunner Architects to engage directly with the landscape of Encounter Bay.
Set within a working sheep farm and intentionally separated from neighbouring properties, the project balances seclusion, openness and connection to place. Its defining curved roof and generous, flowing ceilings establish a strong architectural identity while creating expansive interior volume and drawing the eye toward sweeping views of The Bluff and the ocean beyond.
Planned as a luxury residence for shared stays, the 305-square metre villa is organised into two distinct wings, each anchored by a master suite with ensuite, allowing privacy within a highly social overall arrangement. At the centre, a large open plan living, dining and kitchen space forms the communal heart of the house, supporting both everyday use and entertaining. Interior and exterior spaces are carefully integrated, with decks, seating areas and a pool extending the experience of living outward into the coastal setting. Through its material quality, spatial generosity and sensitivity to site, the project combines refined contemporary design with the relaxed character of rural and seaside life.
